What's included in a free roof inspection?

Every Ridgeback free roof inspection covers a 22-point check: shingle condition (granule loss, lifting, curling, cracks), ridge cap integrity, valleys, flashing around chimneys/vents/skylights, drip edge, soffit and fascia condition, gutters, downspouts, and an attic check for moisture, ventilation, and decking condition from below. You get a written report with photos of every issue we find, a condition rating per section, recommended repairs, and an estimated remaining lifespan.

Do you actually charge anything? Is there really no cost?

Truly free. No inspection fee, no trip charge, no upsell pressure. The written report is yours regardless of whether you proceed with any repair work through us. How long does a free roof inspection take?

Most inspections take 30–45 minutes on-site for a single-story home, plus another 24–48 hours to deliver the written photo report by email. Larger homes or homes with complex rooflines can take up to an hour. We never rush — a thorough inspection is the whole point.

Do I need to be home during the inspection?

Not for the exterior portion — we can inspect the roof, gutters, soffit, and fascia without entering the home. For the attic check (which is part of the 22-point inspection), we'd need access to your attic hatch, so most homeowners prefer to be home for that step. We can also do exterior-only if you can't be there.

Will you walk on my roof?

Yes, when it's safe. Walking the roof is the only way to identify soft spots in decking, bruised shingles from hail, and lifted ridge caps that aren't visible with binoculars or drone. For very steep or fragile roofs we use a drone supplemented by attic-side inspection.

What happens if you find something serious?

You get a written photo report documenting it, a clear explanation of what's wrong and why it matters, and a separate written estimate for the recommended repair. If the damage might be insurance-covered (storm/hail/wind), we'll tell you that too — and we can be on-site with your adjuster to make sure nothing gets missed. No high-pressure tactics. How often should I get a roof inspection?

Three triggers: (1) every 2 years as routine maintenance — catches problems while they're cheap; (2) after any major storm with hail or 50+ mph winds — even if you don't see damage from the ground; (3) before buying or selling a home in Warner Robins or surrounding areas — a roofing-specialist inspection finds issues a generalist home inspector often misses.
