Roof replacement is one of the bigger spends a Warner Robins homeowner makes — and one of the easiest to put off too long. The problem is, by the time water is dripping into your living room, you’ve usually got decking damage and interior repair on top of the new roof. Catching these warning signs earlier saves money.
Here are the seven signs we see most often during free inspections on roofs that need replacement.
1. The roof is older than 20 years
Age alone isn’t a death sentence — a well-ventilated, well-maintained 22-year-old architectural roof can still have life left. But once you cross 20 years in Georgia’s climate, the underlying shingle asphalt starts to dry out regardless of how things look from the ground. If your roof is 20+ and you haven’t had it inspected recently, that’s the starting point.
2. Granule loss in your gutters
Look in your gutters next time you clean them. If you’re finding heavy accumulations of small black or gray granules — that looks like coarse sand — those are coming off your shingles. Some granule loss is normal at the start of a roof’s life. Heavy ongoing loss, especially after a storm, means the shingles are failing.
3. Curling or cupping shingles
Shingles that have lifted or curled at the edges are letting water under them. From the ground or a second-story window, look for any shingles that aren’t laying flat. Curling is a near-certain sign the shingle has dried out and lost its bond with the underlying layers.
4. Missing or wind-blown shingles in multiple places
One missing shingle is a repair. Multiple missing shingles in different areas of the roof, especially after a normal storm, suggests the whole field is failing. Aged shingles fail at the sealant strip first — wind that wouldn’t move a fresh roof can blow off shingles whose adhesive has dried.
5. Daylight visible through the attic decking
Go in your attic during the day, turn off the lights, and look at the underside of the roof decking. If you can see daylight anywhere — pinholes, gaps where boards have separated, light around vents — that’s a problem. Same goes for water staining on the decking from below. Both indicate active or recent water intrusion.
6. Sagging or soft spots
Walk around your home and look at the roof from different angles. Any sagging area — even subtle dips — typically means decking has been compromised by water. Inside the attic, soft spots when you press on the underside of the decking confirm rot. This is replacement-territory, not repair.
7. Multiple leaks in different rooms
One leak is almost always a localized issue — a flashing failure, a bad valley, a missing shingle. Two or three active leaks in different rooms means the problem isn’t localized. The whole roof system is failing, water is finding multiple entry points, and replacement is the smarter spend than chasing each leak individually.
